As you can see in the before pictures, the exterior had numerous sections of loose paint. Proper preparation is essential for surfaces with existing loose paint and cracks before applying primer or topcoats. In many cases, especially in warm or harsh weather conditions, it’s advisable to apply multiple finish coats to ensure the durability of the surface for years to come.

We started by scraping and pressure washing to clean off the surface and further expose loose paint sections. Once the structure had dried, we progressed through our prep stages by filling cracks and scraping away any remaining loose paint spots.  

The next step was to walk around and spot-prime the exterior. We applied Sherwin Williams Loxon Masonry Primer to the structure’s surface.  

Applying masonry primer before topcoats helps ensure proper adhesion and durability of the paint by sealing porous surfaces and providing a uniform base. Additionally, it can enhance the color and coverage of the topcoat, resulting in a smoother and more long-lasting finish.

For the topcoat paint, our team deployed our airless sprayers and back-rolled to ensure a smooth finish with the two coats of Sherwin Williams A-100 Exterior Acrylic Latex Flat and Pro Industrial Semi-Gloss. Utilizing airless sprayers combined with back-rolling is an excellent approach for achieving a smooth and even paint finish. The airless sprayers efficiently apply paint to large surface areas, while back-rolling helps ensure proper penetration into pores and crevices, resulting in better adhesion and durability. This method also reduces the likelihood of visible streaks or uneven coverage, resulting in a professional-quality paint job that enhances the overall appearance and extends the longevity of the surface, ever important in cold and warm climates alike.
